Our Lindale Office
Consolidated Tax Service maintains a branch office in
Lindale, TX. The office has been open for business since 1999.
Mr. Truett Phillips founded the office and once stated, “The county
appraisal districts are charged with the responsibility of assessing
fair market value on all taxable property as of January 1 annually.
Each county appraisal district must appraise large numbers of parcels.
For example, the Smith County Appraisal District alone appraises more
than 146,000 parcels of property annually, and they do an outstanding
job with the resources available to them. However, it is neither
feasible nor economically practical for appraisal districts to
undertake in-depth appraisals on each parcel of property within their
districts. Therefore, they utilize an appraisal method known as the
mass appraisal technique, which in some cases may overstate the
property’s fair market value.”
"The mass appraisal technique utilizes indices and averages to
determine the fair market value. This method sometimes fails to take
into consideration the unique characteristics of an individual
property. It is necessary to analyze each assessment to determine its
accuracy."
The property tax has been increasing rapidly and is a major expense.

(5) Meet with the appraisal districts’ Boards of Review
(6) Verify all tax statements for accuracy
(7) Project future taxes for budgetary and planning purposes
(8) Prepare and file exemption applications where needed (e.g.
agriculture, timber use, homestead, over-65, etc)
